Lytchett Minster Manor House (Lytchett Minster School) – Complete Reheat and Hot & Cold Water Renewal

Our Client was faced with difficult task of replacing their aged and decrepit heating and hot & cold water services to the Manor House, a Grade II Listed Building, but with only 6-weeks school summer holiday periods to complete the works; at pre-planning stage it was soon recognised the need for phasing over a 2-Year period.

Watertite Heating Ltd were selected as Principal Contractor for this project from the County’s Framework having demonstrated past experience of projects of this nature. Working in conjunction with Mabey Francis Consultant Engineers, the Schools Estates Manager, Dorset County Council’s Historic Environment Manager, and a Senior Surveyor to ensure the scheme was granted Listed Buildings Consent.

Works commenced in Year 1 to install all new “First-Fix” LTHW and H&CWS. These services were installed alongside the existing services – mostly concealed from view and then blanked off. Also in the Year 1, Watertite Heating Ltd undertook the reboilering in the basement plantroom, but connecting (at this stage) to the existing system for the forthcoming heating system. During Year 2, over 70 new Ionic traditional cast iron column radiators were pulled together on site, installed, and floors re-lifted to complete 2nd-fix pipework. The existing system was also removed during Phase 2 Works. Switch-over of the previous year’s reboiler was also undertaken.
