Replacement of Plant, Reconfiguration of Pipework Services, Installation of Controls and Energy Monitoring System

Complete Refurbishment of Boiler Room and replacement Heat Generation Plant within & modifications to header pipework, pumps, valves and Swimming Pool Calorifiers, all whilst the Leisure Complex continues with normal operations. Watertite Heating Ltd, in close collaboration with AK Controls Ltd, Mabey Francis Ltd & the client (BCP Council), were appointed under a Framework Agreement to design, supply, install & commission new replacement heat generating plant and all associated pumps, pipework, valves and controls, including an energy monitoring system, at the 2 Riversmeet Leisure Complex, as Phase 1, of a 3-part phased project.

Prior to the project commencing, A K Controls installed extensive temporary metering to formally record and properly understand the actual energy usage during normal daily operations. The design of the new install then proceeded.

The project then entailed the complete strip out of existing aged gas boilers, gas fired hot water heaters, pump sets, pressurisation units, water softeners, all pipework, control systems and builders’ bases, etc. Complete replacement of all the above with modern energy efficient equipment and a Trend BMS control package and a permanent Energy Monitoring System, all completed whilst avoiding any disruptions to the leisure complex’s normal operations. 

The design concept was initially led by the Controls Specialist Mr Dave King, and then finalised by Andy Cope of Mabey Francis.

The 1st quarterly energy bill demonstrated a comparable saving of 429% in KWh when compared to Q1 of the previous year; and a reduction of 81  Tonnes of CO2 emissions in Q1: a result that delighted the client’s Senior Mechanical Engineer Mr Dave Thomas, and of course the bill payer.
